About 4 years ago, I lived in a place that was bought out by him, and when I moved out, he tried to charge for another months rent and damages that were there before I moved in and before he took over, although he never came and inspected the damages and/or notated them while I was living there. Needless to say I didn't pay him, and have yet to, and will never pay the guy.

minimums are there for a reason, not things that make the place 'nice' they make it safe to live in....

hence the laws and regulations about it....

this isn't a shanty town...

Holy shit---this guy and his whole market on properties around NCSU is bullshit.
I had a friend who lived in one of his houses on Bagwell...what a nightmare. No screens on the windows, the toilet overflowed regularly and the roots of surrounding trees were cracking the foundation of the entire house.

I FUCKING HATE IT WHEN PEOPLE SPOUT SHIT THAT THEY HAVE NO CLUE ABOUT.

1) --- Lots of students GET VERY SICK living in these conditions. Mold is a horrible problem and often times goes unnoticed.
2) --- That is what our taxes are for...just like I hope someone is making sure that restaurants are up to code to serve the public
3) --- Don't work for and be a part of, a scumbag operation that preys on mostly college students who are unaware of their rights. (State should offer a course in "renting rights")

^ I agree.... see I didn't mind the place was run down. I was paying for a cheap ass place to live during the summer. It was like a beach house. But I wasn't getting what I was paying for! I was paying for a place that met code because that's the minimum standard you can have to even rent the place (which is why he's in trouble, not because of me).

I didn't realize the entire underside of the house was covered in black mold. I didn't realize he dumped all the water that you used from the sink and washer/dryer into a giant puddle under the house. I didn't know that the three prong outlets were actually two prong nor did I know the wiring was so rotted it was a fire hazard. It LOOKED to have been updated.

You're saying I wanted to be treated like a princess? What kind of fucking princess moves into a cheap place like this?

^^ Way to flip out. There is a difference between undesirable conditions and unsafe conditions. The AC going out is quite different than then chimney falling off of the roof and the first post was vague. I believe that this point was made on the first page.

The fact of the matter is that there is a market for crappy living conditions. People love blaming landlords when their toilet backs up (and I agree that some landlords are, in fact, worthless human beings) but that’s like paying $200 for a Rolex and then getting pissed when you find out it’s fake.

so, what if some of the people that live on maiden lane in a schrader property are drug/crack dealers? what can i do to get the neighborhood to be a safer place?
i live there ( not in a schrader property) and none of my friends will come over even during the day b/c of all the riffraff. if stupid druggies would leave just one house, the neighborhood would straighten up moderately. ive seen all kinds of shit there. a guy got robbed for his 15$ bike with a 9mm like 4 nights ago, and i was out doing yardwork with some friends and the guy rode right by me on that bike.
you guys think there is anything legally i can do? anyone i can talk to to get the ball rolling? any suggestions would be great, just don't flame, i'm really serious about this issue and maiden lane. the street used to be the shit during its heyday - all those houses were built circa 1880 and DHHill even lived in one. Shcrader is literally destroying it with his subpar renovations and shitty maintenance jobs. he doesn't screen his tenants and leaves his vacant properties open. homeless and drug dealers are in and out of them all the time. the police cant do anything bc they all scatter when they see the cars.

this was told to me by a RPD officer:

call the cops everytime you see them even looking suspicious. call 911 and tell them. it results in more patrol through there. if they look at you wrong, call the cops. if they say something to you call the cops.

the more police attention you bring over there the better. Ive seen it work in a few areas of downtown raleigh with all the development going on in historic neighborhoods.

Raleigh is too busy assigning an officer to the sole task of making sure no one stands outside and drinks off Kaplan and Brent to address crack dealers, and robberies.

Small claims court is a total waste of time. Even if ruled in your favor, there's a good chance the guy will just skip out on paying whatever the judgement awarded.

Just because someone doesn't sue doesn't mean there was no wrongdoing. It oftentimes means the person has better things to do with their life than spend months dealing with small claims court.

^^ It's a complete waste of time for me to spend the time to submit the claim, gather the evidence, go to court over what? Maybe a $1000? And that's if I'm lucky. And he would surely appeal.

I rather cut my losses and get my deposit back. Plus I wrote him a letter stating that if he returned my deposit I would consider the matter closed. So legally I would be fighting that as well.

The guy is a tool. he lost like 20 properties now (article in news and observer) due to failure to meet minimal standards. They are watching him like a hawk now and he's probably going to sell off his business and retire.

I haven't had to deal with this company, but I had to deal with Preiss Company and a private landlord. While Preiss were cheap as hell, they got their shit fixed in a timely manner if you bugged them enough.

The private landlord though is still giving me tons of trouble. He's threatened to sue me on multiple occassions (1st for asking if i could sublease, he said yes while saying he was going to sue me at the same time? lol and 2nd he said that i was slandering him because i stated that he didn't answer emails and didn't keep the apartment up to code because several outlets were live and hanging out of the wall). Anyway, he's called me and said he's gonna withhold my lease too!

I don't understand why landlords can't just balls up and fix stuff in the places they're renting. If they do that it seems like they'd get great reviews and be able to rent without problems.

A bit of stuff about Schrader: a charlatan living behind Christianity. I have a good friend that actually worked for Schrader doing property maintenance for a while. He used to tell me tales of putting the third layer of shingles on a roof without stripping 'em down (max legal is two) and doing the absolute minimum repair work possible.

I've had friends that lived in Schrader's houses, and they were all without question DUMPS that were poorly maintained and, in my opinion, intolerable. I hope the man truly gets what he deserves, and if there is a God, I wonder how he/she feels about this man masquerading as a follower and believer.

I've looked at that one. I assumed that Schrader owned Parkview Properties as the house has been under that LLC since 1982.
